The vital information needed by most of our customers is the asbestos register for their building (this forms part of the survey report we produce). This has been a legal requirement in all non-domestic premises since the Control of Asbestos at Work Regulations first came into force in 2002.

A good rule of thumb is that a management survey and asbestos register need to be in place for any non-domestic properties that were built before the year 2000. If your property was constructed before this time, it is likely that parts of the building may contain asbestos in one form or another.

 

Why get an asbestos survey?

The current legislation (The Control of Asbestos Regulations 2012) is designed to protect employees and visitors from the dangers of asbestos in the workplace. Many UK insurance companies now also require employers to demonstrate that an Asbestos Risk Assessment has been carried out.

The duty holder can fulfil their obligations by employing an asbestos surveyor to create a report for the building in question. Initially, an Asbestos Management Survey should be carried out on the premises, which will provide the asbestos register for the property.

In larger properties this can then be supplemented with an asbestos management plan. If a significant amount of asbestos is present, the legislation recommends ongoing asbestos re-inspections to ensure continued compliance. Any further major works to the building may then require an Asbestos Refurbishment and Demolition Survey (often known as an Asbestos R&D Survey).
