The basic document required by most of our clients is the asbestos register for the property in question (to be found in our survey report). This information is legally required in all non-domestic buildings – and has been since the Control of Asbestos at Work Regulations came out in 2002.

Essentially an asbestos management survey and the accompanying asbestos register are needed for all non-domestic properties built before the year 2000. If the building in question was constructed prior to this date, the probability is that part of it at least will contain asbestos materials.

WHY DO I NEED A SURVEY?

The up-to-date regulations (CAR 2012) were written to protect workers and any visitors in a building from coming to harm due to the presence of asbestos. In addition to this important legislation, many UK insurance companies in the UK are now asking for employers to demonstrate that an Asbestos Risk Assessment has been carried out in their premises

The Duty Holder can fulfil their obligations by employing an asbestos surveyor to create a report for the building in question. Initially an Asbestos Management survey should be carried out on the premises, which will provide the Asbestos Register for the property.

On significantly bigger premises or sites the asbestos register is often accompanied by an Asbestos Management Plan. If a lot of asbestos containing materials are present, the guidelines recommend annual Asbestos Re-inspections to keep the legislation up-to-date over the medium to long term. Additionally, any refurbishments to the property will probably then need an Asbestos Refurbishment and Demolition survey (commonly called an Asbestos R&D Survey).
